Fire Door Inspection

A fire door only works if it closes, latches and seals. In blocks of flats over 11 metres in England, the Fire Safety (England) Regulations 2022 require communal fire doors to be checked every three months and flat entrance doors every year. Everywhere else, fire doors are part of the fire safety measures you must maintain under the Fire Safety Order.

Published figures run from about £10 a door at volume to £65 a door for an inspection with a report, and up to £80 for a detailed survey with photographs, with a minimum visit fee on small sites.

When is a fire door inspection needed?

  • Blocks of flats over 11 metres in England: communal doors every three months and flat entrance doors every year.
  • When a fire risk assessment flags doors that do not close, have gaps, missing seals or replacement doors of unknown rating.
  • Offices, schools, care homes and hotels with many fire doors, where wear and wedging are common.
  • HMOs, where bedroom and kitchen doors protect the only escape route.
  • After building work, new tenants or a change of use, and before a licence application.

What does it cost per door?

Typical UK figures from published fire door inspection price guides, July 2026. Volume brings the price per door down; access to flats, travel and re-visits push it up. Confirm whether VAT is included.

What does an inspector check?

Certification
A label, plug or plate showing the door’s rating, and whether the door, frame and ironmongery were installed as a tested set.
Gaps
Gaps between door and frame, typically 2 to 4 mm, and at the threshold, measured rather than eyeballed.
Seals
Intumescent strips and smoke seals present, continuous and not painted over.
Closer and latch
The door closes fully from any angle and latches, and the closer is not disconnected or wedged.
Hinges and hardware
Three hinges in good order, compatible locks and handles, and nothing screwed through the leaf.
Glazing and damage
Fire-rated glass with the right beads, no holes, cat flaps, letterbox gaps or splits in the leaf.

How does it run?

  1. Count and list the doors

Communal, flat entrance, plant and store doors. A door schedule from the last survey saves time.

  2. Book access

Flat entrance doors need residents in or a key holder. Give notice early.

  3. Inspection

Each door checked, labelled and recorded, often with a photograph and a pass, advisory or fail result.

  4. Report and repairs

A schedule of defects by door, then repairs, adjustments or replacement by a competent installer.

What responsible persons ask

Is a fire door inspection a legal requirement?

In England, blocks over 11 metres must have communal fire doors checked quarterly and flat entrance doors annually, using best endeavours. In all premises covered by the Fire Safety Order, fire doors must be maintained in good working order.

Who can inspect fire doors?

A competent person. Many inspectors hold a fire door inspection qualification or work for a certificated firm. The routine quarterly checks can be done by trained staff, with specialist surveys at intervals.

Does the fire risk assessment cover fire doors?

It looks at doors as part of the building, and will flag obvious defects. A fire door inspection goes door by door in far more detail. Many responsible persons book both together.

What if a flat entrance door fails?

The door is usually the leaseholder’s or the freeholder’s depending on the lease, but the responsible person must try to make sure it is fit for purpose. Record what you found and what you asked for.
